For nearly 30 years, Klabzuba Real Estate has been acquiring, developing and managing multi-tenant office properties and industrial warehouses in select high-growth markets focusing on small to mid-sized tenants. We continue to have a long-term perspective when investing, seeking sustainable growth through current income and appreciation. Klabzuba Real Estate believes that focusing on properties that contain at least 50,000 square feet, with small average tenant size, is a niche that has traditionally been underserved by most landlords. We identify investments where there is an opportunity to create value through hard work, creativity and efficient management. Our success has attracted interest from others and our real estate business has expanded to include a number of partners.

Klabzuba’s partners have been and will continue to be key building blocks for our future success. These partners include tenants, vendors and co-venture firms with whom we have invested in real estate opportunities. For new acquisitions and development, Klabzuba seeks partners who share our optimism for long-term growth prospects within our target markets and recognize the strength and quality of our management team and infrastructure.

Klabzuba is focused on maintaining a conservative balance sheet. We use debt to enhance our yield when appropriate but use limited recourse debt to minimize risk. This financial strength has given us access to a wide range of financing options – debt and equity – that has allowed us to pursue long-term investment objectives regardless of where the prevailing capital market may be headed. Additionally, we recycle capital through asset sales and use proceeds to make opportunistic investments.

Klabzuba believes that small and mid-sized businesses will spearhead America’s growth in the future. By focusing on multi-tenant office buildings and industrial warehouses in select target markets, we can target this important and growing group of tenants. We believe these properties are less risky than large-tenant properties while providing the opportunity for even higher returns. Our target markets consistently rank high in job creation and have growth prospects for the long term. We are continuing to focus on expanding our presence in Fort Worth, Dallas, Houston, Austin and San Antonio.
